What are measurement services?

Floorplan services are just what they sound like: An appraiser measures the dimensions and area of a property, then draws a basic or highly detailed floorplan based on your requirements. The appraiser's report and floorplan is a document that can be used to prove a precise Gross Living Area (GLA), the sum of all livable space, of your home. These services are helpful and often essential when challenging property taxes or selling a property.

How does a floorplan service work?

During a measurement or floorplan service, a certified appraiser measures your home with a measuring tool — generally a tape measure or laser measuring device. As they walk the property, they make note of the layout of the rooms and other features, like stairs, patios, and pantries. They may sketch out the property. Then, the appraiser creates a report and detailed sketch showing the total square footage and the overall layout of the home. The finished product is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When is a measurement or floorplan service required?

Real estate taxes

Property tax records frequently reflect the wrong square footage because the values can come from many sources, and occasionally go unverified — which means you may be paying for more space than you actually own! Unless an appraiser has recently performed an evaluation on your property (after any updating that might have affected square footage), you'll need one to perform a home measurement service before challenging what you're taxed. An appraiser will verify the accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop overpaying.

Selling a listing

A measuring service will secure a fair price for your property. Square footage is one of the biggest factors potential buyers examine when purchasing a home — but since square footage values are often approximated rather than accurately measured, your home listing may reflect less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA not only reduces the selling price for your home, but possibly even the number of interested buyers. The only dependable method of using a precise GLA when listing your property is to refer to a recent appraisal or home measurement service completed by an appraiser (after any remodeling that might have affected square footage).

For real estate agents

To ensure that your client's home closes at a price that correctly reflects true market value, we suggest asking for a measurement of the property. Clients, and potential buyers, will be grateful for your attention to detail, and you can be certain that the GLA on your client's listing is a true representation of their home. A measurement can also be a great marketing tactic to interest potential buyers because they can see the layout and characteristics of the property before and after a walkthrough.
